Review before signing

This lease contains one high-severity clause that should be negotiated before you sign, plus one medium-risk item worth clarifying.

Red flags found

High risk

This clause gives the landlord unrestricted right to evict you with almost no notice, which is highly unusual and may violate local tenant-protection laws.

Medium risk

A flat $500 late fee may be disproportionate to the monthly rent and could be unenforceable in jurisdictions that cap late fees. It also lacks a grace period.

Summary

This 12-month residential lease grants the landlord unusually broad termination rights and imposes a disproportionate late fee. Key dates include lease start on June 1, 2026, and a renewal notice deadline of May 1, 2026. Two clauses require negotiation before signing.

Questions people ask

If yours isn't here, email [email protected].

What is Unclause?

Unclause is a tool that helps you understand and negotiate your documents.

Is this a replacement for a lawyer?

No. Unclause helps you understand what a document says before you sign it — in plain English, without the jargon. It flags clauses that are worth questioning and gives you language to negotiate with. But it's not legal advice, and it doesn't know your full situation. For anything with serious financial or legal consequences, talk to a qualified attorney.

Is my document kept private?

Yes. Your files are stored encrypted and are never accessible via public URLs. We send the document text to Anthropic's Claude AI for analysis, but we've configured our account with data retention disabled — Anthropic doesn't store your content or use it to train models. We never sell or share your documents with anyone.

Do my credits expire?

Never. Credits you buy are yours until you use them. There's no subscription, no monthly pressure, no expiry date. Buy when you need to analyze something, use them whenever.

What file types can I upload?

PDF, DOCX, JPG, and PNG. Most contracts come as PDFs — that's the most reliable format. For image files (scanned documents), we extract the text automatically before analysis, though quality depends on scan clarity.
